For us, this project has become a combination of two new features: maximum terracing of the floors, connecting it with the park, and a new level of communality, promoted with common spaces.
The project is located in a transitional zone between the military development of the 1920s–1930s and architecture dating back to World War I and this provides for its diversity. This is a busy urban area, currently developing new qualities. There are two large parks nearby, offering spaces for relaxation and walks.
The compact project plot is located on the corner of two streets. This part of the city is mostly formed by closed blocks with large internal spaces, as well as more intimate, small courtyards. To be in tune with this context, we are designing a building, which closes the corner of the two streets and forms a block.
The façade is parcellated to match the scale of the neighbourhood: the protruding parts of the upper floors’ continue the cornices of the neighbouring houses. We are shifting the upper floors so that the building is harmoniously perceived on the human scale and organically fits into the existing historical development.
Local materials used for the façade effortlessly blend the house into the surrounding historic context.
One of the project’s distinct features is its developed system of common spaces on each floor. The traditional lobby and parking are supplemented with an atrium, a shared professional kitchen, co-working, a playroom, a sports space, and a multifunctional roof terrace, designed to consolidate the community and serve its residents.
The building has a wide range of apartment types with different area, layout, and views. Its location next to the park is emphasized with the terraces in most of the apartments, which get beautiful views of the park and the historic streets of the city.
